What you need to qualify
- Income
- Gross monthly income of at least 3 times the monthly rent, verified with recent pay stubs or other official documents.
- Rental history
- Favorable references from previous landlords.
- Employment
- A stable, verifiable employment history.
- Credit
- A good credit rating.
- Bankruptcy
- Any bankruptcy discharged for at least 12 months, with proof of discharge.
Decisions take up to 72 hours.
Questions
How much is the application fee?
$60 per applicant 18 or older. It is non-refundable.
What is the holding fee?
A $300 holding fee reserves your home. Once you're approved, it is applied to your first month's rent. If you cancel after approval and before signing the lease, the holding fee is kept to cover processing. If your application is not approved, it is refunded.
What do I need to qualify?
Gross monthly income of at least 3 times the rent, positive rental references, stable employment, good credit, and any bankruptcy discharged for at least 12 months.
How much is the security deposit?
One month's rent. With a credit score of 800 or higher you may qualify for a reduced $500 deposit.
How long does an application decision take?
Up to 72 hours.
What is the pet policy?
Up to 2 pets per home, with no weight limits. Pet rent is $50 per month per pet, plus a $300 non-refundable fee per pet.
Is parking included?
Limited off-street spaces are available for $100 per month. Nearby public garages offer monthly parking with 24/7 access: Water Street Garage (220 N Water St), Prince Street Garage (111 N Prince St), North Queen Street Garage (424 N Queen St) and Duke Street Garage (150 N Duke St).
Which utilities do I pay?
Electric, gas, water, sewer and trash, plus phone, cable and internet if you use them. Heat is electric and homes are prewired for internet.
Are grills allowed?
No. Grills are not permitted.
What school district is the building in?
Lancaster City School District.
